LSQ London comprises the whole west side of Leicester Square, in the heart of London’s entertainment district. Before redevelopment, the 1920s building, was grand but outdated. To unlock the true potential of the site and maximise utilisation of space, the interior was gutted to create high-spec retail and office accommodation, while retaining the elegance of the original stone façade. Completed in late 2016, the multi-use development provides 95,000 square ft of Grade A commercial space over seven floors.
To maximise return on investment, optimise efficiency and minimise risk, the landlord, Linseed Assets Ltd, wanted to create a secure yet flexible space for multiple tenants with diverse requirements, from shops and restaurants to office space. The integrated security solution had to support one-card access control for doors and lifts plus surveillance and intruder detection throughout core parts of the building. It would also need to give tenants the flexibility to install dedicated systems within their own parts of the building.
With full integration to the back-end management information system, the solution had to balance seamless mobility for card-holders with precisely defined access rights. This card-holder capability had to extend to use of the Schindler lifts with centrally managed port-destination to ensure visitors could only travel to the floors and zones permitted by their authorisation status
With an end-to-end approach, RedstoneConnect’s solution covered all stages of the security solution lifecycle including risk assessment and design to implementation, commissioning and maintenance. The RedstoneConnect's team worked closely with the main contractor Brookfield and mechanical contractor Designer Group to ensure efficient project delivery. Running on a state-of-the-art IP network, we installed structured cabling services, one-card access control for all key external and internal doors, CCTV surveillance, intruder detection and lift integration.
The solution delivers a two-tier infrastructure that supports all core functions throughout the building while creating a vendor-agnostic framework onto which individual tenants can integrate their own solutions. Building the entire solution on an open protocol system gives tenants the flexibility to specify additional equipment and functionality customised to their corporate security policies and specific requirements.
Seamless integration with the back-office ensures that administration is streamlined, enabling the landlord to provide an optimised, hassle-free experience to its tenants and anyone authorised to access the space. User-friendly controls make it easy to configure all functions, for instance, to manage multi-level permissions to grant – or deny – access to specified areas and facilities.
Since LSQ launched in October 2016, the solution has proved cost-effective, easy to operate, reliable and efficient. It is enabling the landlord to effortlessly maintain the highest levels of security while offering tenants a user-friendly experience in a vibrant, exciting destination to meet, work, shop and eat. High-performance on-site security ensures tenants have peace of mind that their assets and people are safeguarded 24/7. Consequently, LSQ can build its brand reputation as a highly desirable upscale location that can attract high-profile tenants and command a rental premium. Lego has its flagship store at the site, alongside All-Bar-One and the UK headquarters of the US National Football League.
The solution has made it easier for the landlord to:
